Selling By Owner In Oro Valley-Is It Worth It?

Some Sellers will call and interview agents who specialize in their neighborhood and then select one to provide them with PROFESSIONAL HELP to sell their home. Other Sellers will try to save money by selling BY OWNER. It is generally recognized that a potential Buyer negotiating to buy a For Sale By Owner property will understand that the Seller is not paying a commission and will then offer a price lower than the asking price by approximately 6%, due to the fact that the Seller is not paying an agent that fee. It is also generally recognized that by employing a Realtor to sell the home will realize the Seller A HIGHER PRICE THAN BY SELLING BY OWNER. 7. Realtors handle the details. The sales contract is now over 15 pages long and what with all the addendums and disclosures, a full Sales Contract may have over 30 pages in all. This is not a case of using Office Supply Company paperwork and finding a Title Company.
8. Realtors save you time. Instead of holding numerous Open Houses every weekend, you can be out enjoying yourself and let the Realtor do all the work.
9. Without intending to scare potential By Owner Sellers, there are security concerns as to who is coming through your home. When a home is listed by a Realtor, access to that home is regulated and monitored. When the home is advertised By Owner, strong security measures must be implemented. A call to your local police station may be helpful for advise.
10. Real Estate Agents handle all the legal details in a contract and have the necessary Company back up support if problems arise during the transaction. The last thing that a Seller would want is to sell their home and then 6 months later have a letter from a lawyer arrive on their doorstep regarding the new disgruntled Buyer. By employing an agent, you have somewhere to turn if problems arise during or after the sale of the home.
