Selling Your Home! Choosing The Right Oro Valley Agent !

When it comes to selling your home, selecting the right agent will be the biggest decision you have to make. This decision can cost you THOUSANDS if you make the wrong one. Here is a guideline to follow when interviewing agents.
1. Are you full time agents available around the clock 7 days a week and how long have you been in business. ALWAYS SELECT AN EXPERIENCED AGENT TO SELL YOUR HOME.
2. Is the Company you work for the Number One Company in town for sales in your area. THIS IS IMPORTANT BECAUSE THE LARGEST COMPANIES ATTRACT THE BEST AGENTS AND CAN AFFORD TO SPEND MORE ON ADVERTISING.
3. Does the Company you work for have a Corporate Relocation Department and which corporate clients do they work with. CORPORATE RELOCATION IS WHERE THE REAL BUYERS COME FROM.
4. What is your track record in my area-how many homes have you sold personally in my area in the last 12 months-what is your track record in this part of town compared to other agents. AN AGENT WHO HAS SOLD HOMES IN YOUR AREA BEFORE IS DEFINITELY THE ONE TO CHOOSE.
5. How far is your office and home from my home? DON’T SELECT AN AGENT WHO LIVES THE OTHER SIDE OF TOWN. YOU WILL NEVER SEE THEM AND THEY ALSO WON’T BE ABLE TO REACT TO SHOWING YOUR HOME AT A MOMENTS NOTICE. IF THE AGENT LIVE 20 MILES AWAY DO YOU REALLY THINK HE/SHE WILL JUMP WHEN SOMEONE WANTS TO SEE YOUR HOME AT 7PM ON A SATURDAY NIGHT.
6. Do you have a guaranteed marketing plan in writing stating where you are going to advertise and when? Can I cancel the listing if I am not satisfied? THIS PROTECTS YOU AGAINST MANY OF THE AGENTS OUT THERE WHO JUST PUT UP A SIGN, SPEND NO MONEY IN ADVERTISING AND JUST HOPE IT SELLS.
7. How will you contact other agents to let them know my home is for sale? DIRECT MARKETING FELLOW AGENTS IS OF UTMOST IMPORTANCE.
8. What will you do to get the general public excited about my home? BASICALLY WE NEED TO GET EVERONE EXCITED ABOUT YOUR HOUSE.
9. What systems do you have in place to keep me constantly informed about activity and interest on my home? KEEPING IN TOUCH ON A REGULAR BASIS WITH FEEDBACK AND MARKET CONDITIONS IS VALUABLE.
10. How many listings do you currently have and what is your average market time for selling them. AN AGENT WITH TOO MANY LISTINGS WILL NOT BE ABLE TO SERVICE YOUR HOME PROPERLY, WHILE AN AGENT WITH TOO FEW LISTINGS IS PROBABLY INEXPERIENCED OR PART-TIME.
11. How many listings do you fail to sell during the listing period? AGENTS WHO CONSTANTLY HAVE HOMES EXPIRE OFF THE MARKET WITHOUT SELLING ARE NOT WHO YOU WANT OT WORK WITH-THIS CAN GET CONTAGIOUS.
12. Can you give me some reference of past clients who you have represented as listing agents and sold their homes, so I may contact them for feedback on your services.
13. Do you have a partner and back up team working with you. IT IS VIRTUALLY IMPOSSIBLE FOR A SINGLE AGENT TO BE ABLE TO SERVICE YOUR HOME PROPERLY. HOW DOES YOUR TEAM WORK?
14. What systems to you have in place in this high tech world i.e: personal web site, e mail, cell phone, fax, digital camera, home computer etc, to compete in this new environment.
ONE LAST POINT TO REMEMBER-SUCCESSFUL AGENTS-TOP PRODUCING AGENTS IN YOUR COMMUNITY-WILL HAVE MORE ADVERTISING DOLLARS TO PROMOTE YOUR HOME AND FAR MORE CONTACTS, THAN INEXPERIENCED OR PART-TIME AGENTS.
